Agreement to Terms

These Terms of Service ("Terms") constitute a legally binding agreement between you ("User", "you") and Realtee Technologies Private Limited ("Realtee", "we", "us", "our"), a company incorporated under the Companies Act, 2013, with its registered office in Bangalore, Karnataka, India.

By accessing or using our website at realtee.ai, uploading documents, or purchasing any of our services, you confirm that you have read, understood, and agree to be bound by these Terms and our Privacy Policy.

If you are using Realtee on behalf of a business (law firm, bank, NBFC, or other organisation), you represent that you have the authority to bind that organisation to these Terms. If you do not agree, please discontinue use immediately.

Our Services

Realtee offers an AI-powered property intelligence platform including:

• Document Verification: AI analysis of sale deeds, ECs, Khata documents, RTC extracts, RERA certificates, etc.
• Government Database Cross-Check: Real-time querying of BBMP, Bhoomi, Kaveri Online, Karnataka RERA, BDA CDP maps.
• Property Risk Reports: Three-bucket risk assessments (Ownership, Compliance, Encumbrances).
• Subscription Plans: Monthly SaaS for law firms and enterprises.
• Pay-Per-Report: One-time reports for home buyers and investors.

We reserve the right to modify, suspend, or discontinue any aspect of our services with reasonable notice where practicable.

User Accounts

Registration

You must provide accurate information and be at least 18 years old to create an account.

Account Security

You are responsible for maintaining confidentiality of credentials. Notify [email protected] immediately of unauthorized use.

No Signup for Basic Use

Basic verification requires only email address to receive report.

Acceptable Use Policy

You agree not to:

• Upload documents you lack legal right to submit
• Submit forged or tampered documents
• Facilitate property fraud or money laundering
• Reverse-engineer our AI models or scrape data
• Share credentials or resell access without consent

Your Documents & Data

Ownership: You retain full ownership. We process solely for report generation.

Accuracy: You warrant documents are genuine and unaltered.

Processing: Documents stored securely and deleted within 30 days after report generation. See Privacy Policy.

Disclaimers — Read Carefully

While we aim for 98%+ accuracy, AI-generated reports may contain errors due to incomplete documents or government database issues. Services provided "as-is" and "as-available".

Payments & Refunds

Payments via Razorpay (UPI, cards, net banking). Subscriptions auto-renew; cancel anytime at least 5 business days before renewal. Refunds: technical errors only — no refunds for delivered reports.

Intellectual Property

All AI models, algorithms, branding, and reports (excluding user documents) are owned by Realtee Technologies. You may not copy, reproduce, or resell reports without written consent. Reports are licensed for personal/business use only.

Limitation of Liability

To the maximum extent permitted by Indian law: Realtee is not liable for indirect, consequential, or punitive damages. Total liability shall not exceed amount paid in 3 months prior to claim. We are not responsible for decisions made based on reports — always cross-verify with a licensed lawyer.

Termination

You may close your account anytime. We may suspend or terminate accounts for violations of these Terms, false information, or legal risks. No refund for cause termination.

Governing Law & Disputes

These Terms are governed by the laws of the Republic of India. Exclusive jurisdiction: courts of Bangalore, Karnataka. Disputes shall first be attempted to be resolved informally; if unresolved, binding arbitration per Arbitration and Conciliation Act, 1996, seat in Bangalore.
